IDI to Develop 3-MSF Park in Monroe County, Ga.
Macon, Ga. (February 18, 2008) -- IDI, a full-service real estate company, has closed on the purchase of 257 acres of land in Monroe County, Ga., where it plans to develop four distribution facilities totaling up to 3 million square feet. IDI’s new business park, Meridian 75 Logistics Center, will allow IDI to serve the growing demand for distribution and warehouse space along the I-75 south corridor between Atlanta and Miami.
“IDI has discovered through our interviews and research with tenants, brokers and logistics consultants that this location is in high demand among users due to its access and proximity to consumers,” said Lisa Ward, vice president of leasing in IDI’s Atlanta office. “From Meridian 75 Logistics Center, consumers as far south as Miami, Florida, or as far north as Richmond, Virginia, along the Atlantic Seaboard or Cincinnati, Ohio, can all be reached within an eight-hour drive.”
In fact, in the annual listing of the 10 Best Warehouse Networks, developed by Chicago Consulting, a leading supply chain consultant, Macon consistently ranks as one of the premier locations for Southeast distribution. “However, there has been a lack of readily available quality, bulk warehouse sites or buildings for users to lease or purchase in the Macon area. IDI plans to change this in the very near future,” Ward said.
Located at the intersection of Interstate 75 and Rumble Road, the business park is 15 miles north of Macon and 55 miles south of Interstate 285 in Atlanta. The site offers immediate access and visibility to Interstate 75, and proximity to a large, diverse labor pool. Site work on the project will begin immediately. Pad-ready sites for buildings ranging from 200,000 square feet to over 1.2 million square feet will be ready in third-quarter 2008, at which time IDI will consider starting its initial building of approximately 500,000 square feet.
IDI purchased the 257 acres of land for the business park from the Monroe County Development Authority. Meridian 75 Logistics Center will eventually employ between 1,000 to 1,500 people.
“It has taken the foresight of many people to see this project come to fruition. Almost 10 years ago, the Development Authority’s Board of Directors partnered with Oglethorpe Power to purchase the property. However, with escalating development costs, the site has gone undeveloped. Without the vision of IDI’s leadership and willingness to partner with the community, the property would still be sitting underutilized,” said Tiffany Andrews, president and CEO of the Monroe County Development Authority. Andrews added that she is excited about the direct and indirect opportunities this development will bring to Monroe County residents and the region.
Jay Mitchell, vice president and regional development officer in IDI’s Atlanta office, noted that the park will serve a broad customer base. “While most of Atlanta’s submarkets primarily serve the metro area’s 5-million-plus population, this park will also serve Florida’s population of 18 million, which is all within a day’s drive of the site,” he said. In addition, Mitchell noted, the park will provide space options to distributors and retailers that move products through the Port of Savannah, which is 2½ hours away.
“Meridian 75 Logistics Center will offer space options starting as low as 100,000 square feet to over 1.2 million square feet for both build-to-suit and inventory space customers,” Ward said. “The majority of the park will be geared toward bulk space users.”
